Forest Overseas Co., Ltd., a wholly owned subsidiary of Mori Building Co., Ltd. (Head Office: Akasaka, Minato-Ku, Tokyo/ President: Minoru Mori), together with 33 leading Japanese banks, insurance companies, trading houses, etc. held a ceremony on February 13, 2003 to present the revised plan for the Shanghai World Financial Center and proceed with the project. This project is a super high-rise multi-use building slated to be the worldÕs tallest building reaching to 492 meters with 101 stories above ground.
The revised plan calls for 101 stories above ground, with a total floor area of 377,300 m2 and a height of 492 meters, which upon completion will become the worldÕs tallest building exceeding the Petronas Twin Towers (452m) in Malaysia. Internationally renowned architect firm, Kohn Pedersen Fox Associates (KPF) of New York, has created a unique, contemporary, stylish, and symbolic design for the Shanghai World Financial Center.
The majority part of the tower is used for office floors, but also includes a six-star hotel, retail shops, a museum, a city club, observation facilities, and a parking garage. The building structure and disaster prevention measures include a mega structure to enhance durability of the building, evacuation floor enhancements, and many other state-of-the-art systems and mechanisms to create an extremely comfortable and highly secure super high-rise building.
The local project company is Shanghai World Financial Center Co., Ltd. This entityÕs sole shareholder is Shanghai World Financial Center Investment Co., Ltd. in Japan, whose equity is currently held by Forest Overseas Co., Ltd. together with a group comprised of 33 JapanÕs leading banks, insurance companies, trading houses, etc. Going forward, additional equity investors will join, thereby further promoting this project as an international one.
The construction site of 30,000 m2, in the Lujiazui Finance and Trade Zone Center of Pudong, Shanghai, which is targeted to become an Asian financial center, is adjacent to the Jinmao Building, the worldÕs 3rd tallest building. The Shanghai World Financial Center will face the 100m wide Century Boulevard, a major thoroughfare cutting through the middle of the Pudong New Area, and overlook the beautiful 100,000 m2 Lujiazui Central Green, thus enjoying what is a truly prime location.
Within the Lujiazui Zone Center, a location which enjoys great popularity as a business area, there are already a number of high-rise buildings housing domestic and international banks, a stock exchange, various commodity exchanges and trading houses, etc. Additionally, hotels, high-class residential complexes and various other amenities are under construction, further increasing the allure of an already appealing city.
The Pudong New AreaÕs transportation infrastructure is also rapidly improving. A modern international hub airport opened and is running smoothly, and the end of 2002 saw the inauguration of a new magnetic-levitation train, which physically connects ShanghaiÕs Pudong airport to the city. It is set to be in full operation toward the end of this year but is already proving extremely popular during its test stage. Additionally traffic access to the Puxi area is continuing to improve with the Fu Xing Dong Lu and Dalian Lu tunnels opening within two years, and the Lu Pu Bridge opening later this year. Also, the Ming Zhu Line, a loop line, will connect to Lujiazui in 2005 substantially improving convenience for commuters.
The construction of Shanghai World Financial Center, which has received continued support by Shanghai city government, will ensure the success of the development of the Pudong New Area promoted as a national project by the Chinese Government. By providing the most advanced office space to international firms, this building can contribute to Shanghai further establishing itself as an international city. In constructing this building, Forest Overseas, utilizing the know-how developed by Mori Building, can provide high quality office space and services, including building management, thus supporting the economic activities of the tenants and create a fine example of a world class office building in China.
Going forward, work will proceed on the expanded preliminary design, which will be completed this summer. After that, subject to obtaining the relevant approvals, the diaphragm wall/ excavation work and basement construction will proceed in due course.
Additionally, prior to the above construction, and with the approval of the relevant authorities, we will begin the additional piling work necessary due to the revised design, and configuration of the podium floors at the end of February 2003.
The completion of the project is set for the middle of 2007.
This will be Forest OverseasÕ third project in China in addition to the two existing office buildings.

EOffice (7/F - 77/F): Intelligent office building of the highest specifications
Office space constitutes approximately 60% of the total space in the building and is located on the 7th through 77th floors. Features include: Ceiling heights of either 2.8m or 3.0m, a raised floor ranging from 15cm - 30cm, a super high speed network, and advanced security measures. The Shanghai World Financial Center is to be equipped as the worldÕs most advanced office building.
EHotel (79/F - 87/F): Top Class Service at WorldÕs Highest Location is being offered
A hotel to meet the needs and expectations of top executives doing business in Shanghai, a leading financial center in the 21st century. Not only high ceilings, large rooms, and other world class facilities, but also world class services will be provided to create a truly elegant and relaxing atmosphere for guests.
ERetail Floors (B1 - B2, 1/F - 2/F, Sky Lobby)
Due to the expected high demand from tenants and visitors to the worldÕs highest observation facilities, a large portion of the retail space will be dedicated to dining facilities (i.e. theme restaurants, open cafes, health conscious restaurants, and a food court offering a wide variety with take out available for a quick lunch, or dinner for busy people in the city). Retail facility details have not been finalized, but these facilities are being planned to complement the existing facilities in Lujiazui and to create a friendly retail zone with many activities on both weekdays and weekends.
Further, Sky Lobby retail floors are planned to include service facilities such as ATMs, a courier service, a post office, a photo processing center, a medical suite, a beauty salon, shoe repair, and light meal dining.
EObservation Facilities (90/F - 97/F)
A place to feel the daily dynamic changes taking place in Shanghai. The worldÕs highest observation deck at 405m will give you a chance to see all of Shanghai at a glance. Also an open air bridge transverses the opening at the top of the tower. Here you can enjoy a magnificent panoramic view and feel the breeze passing overhead.
The symbolism and unique character of this observation facilities will make them the sightseeing spot in Shanghai, thereby drawing more visitors to Shanghai, and Pudong in particular, and thus greatly stimulating the local economy.
EMuseum (3/F - 5/F)
To promote the Shanghai World Financial Center as a cultural center and also contribute
to satisfying the cultural interests of the people working and living in Shanghai, we are
establishing a museum on the lower floors. The details of the museum are being finalized, but it will be created in collaboration with internationally reputable museums and Mori BuildingÕs Roppongi Hills Mori Arts Center. By making the best use of these collaborations, we plan to create a space where not only Shanghai residents but also visitors from around the world can fully enjoy contemporary art.
EClub (Floors to be decided)
A membership club for people active in a wide variety of fields including politics, diplomacy, business, education, medicine, arts, architecture, design, media, sports, entertainment, etc. Restaurants and bars, private dining rooms and wide variety of other amenities are being planned to provide a space where people from different cultural backgrounds can meet together and create a new community.
