Recognition and Policy on Green Building Certification
Recognition
As ESG investment expands, environmental performance is becoming an increasingly important factor in real estate values. In Japan, CO2 emissions from residences and offices account for about 1/3 of all energy emissions in the country, and improving the environmental performance of buildings and redevelopment areas is a pressing issue in urban development. Mori Building recognizes the importance of clearly stating its environmental performance through obtaining environmental certifications in order to respond to social demands.
Policy
As Mori Building is committed to environmental and social considerations in real estate, it is the company's policy to achieve the highest environmental performance certification rank when constructing new major buildings, to maintain certifications after building completion, and to proactively disclose information related to obtained certifications. The company is committed to creating a sustainable city through the development of the area, and will therefore actively seek certification not only for the building itself, but also for the redevelopment area as a whole. In addition, it will also promote obtaining certifications not only for environmental performance, but also for the health and wellbeing of residents.

Targets and Progress
From the perspective of maintaining a certain level of environmental performance in its major buildings, Mori Building aims to achieve a 100% rate of obtaining environmental performance certifications for new buildings. In addition, it will actively promote the recertification of existing properties.
The environmental certifications to be obtained and the ranks to be attained are as follows:
- CASBEE - Certification for Buildings
For large-scale new buildings, the target is to obtain the highest rank of CASBEE for New Construction. - CASBEE - Certification for Real Estate
For existing major buildings, the target is to obtain the highest rank of CASBEE - Certification for Real Estate. After that, the certification will be renewed every five years for the effective period. - LEED (Leadership in Energy and Engineering)
For newly developed areas, the target is to obtain the highest rank of LEED-ND (Neighborhood Development) or LEED BD+C (CS) (Building Design and Construction: Core and Shell). - WELL (WELL Building Standard)
For newly developed properties, the target is to obtain the highest rank of WELL. - BELS (ZEB/ZEH)
Aiming for ZEB level performance for new office buildings and ZEH level performance for new residential properties, and targeting to obtain BELS certification for both of them.

- LEED ND: Obtained the Platinum certification, the highest level in precertification.
- LEED BD+C (CS) (Building Design and Construction: Core and Shell): Obtained the Platinum certification, the highest level in precertification, for redevelopment area A (office/retail portion).
- WELL: Obtained precertification for redevelopment area A (office/retail portion). The highest Platinum certification is expected after completion of construction.
- CASBEE (New Construction): S is expected to be certified.
- CASBEE: Wellnes Office is expected to be certified.
Toranomon Hills
