When a development opens, it is given new life on that day. But our work does not end there. It continues for the next few dozen years and beyond. Real urban development starts with the opening of the development. Opening a development is not the goal, but rather the start. Even though a development is at peak freshness when it opens, ties with people can be deepened by taking time to nurture the development further after that. A valuable community can be fostered with those who run the facilities and with visitors. This is Mori Building’s basic town management philosophy.

Considering What Is Optimal for Each Development

When building a mixed-use urban complex, you cannot increase the area’s magnetism nor bring about creativity unless the different facilities are organically integrated and generate synergy. Take Roppongi Hills for example. We considered what was optimal for the complex—in everything from development to town management—based on the clear concept of the “cultural heart of Tokyo.”

We engaged in comprehensive initiatives that integrate branding, communication, events, promotion, services, facility maintenance, and community activities. As part of our town management initiatives, we also built a system to attract a large number of sponsors by branding the complex and proactively disseminate information, thereby enabling its sustainable operation.

Creating Excitement and Breathing Fresh Air into the Development

It is also important to determine how to enrich each development as a community. In addition to town management, we also create excitement and enjoyment through daily activities and events at our Hills developments, to ensure they remain fresh. Examples include activities that support the daily lives of the community such as morning self-improvement and cleaning activities, and events that become seasonal symbols of the development such as summer festivals, Christmas illumination, and Art Night. Seasonal events deepen interactions and foster connections between people.

Thanks to continuing such activities and events at Roppongi Hills since its opening in 2003, today it sees around 40 million visitors per year. Retail facilities continue to grow and it is busier than ever.

Deeping Ties Over Time and Boosting Magnetism

Town management initiatives that boost magnetism keep our developments fresh and deepen ties with people. We evolve each development in line with the times and continuously update features that enrich people’s lives. Going forward, we hope to continue taking on new challenges and grow our developments by considering with our partners what shops and services to offer, what health and wellness features to provide, what work styles are needed, what constitutes an enriching life, and what kind of culture should be fostered. Mori Building will continue town management initiatives to ensure that people discover something new every time they visit Hills complexes, and that as time passes, ties deepen and their magnetism grows instead of simply becoming old.
